It’s Not Always About The Price!

Did you have your home up for sale and it did not sell.? Did the listing expire? Would you like to know why your home did not sell on the real estate market? Why did your listing expire on your home for sale? There can be several reasons why a home did not sell and it is not always THE PRICE.

There are four major reasons that I’ve experienced in my 45 years of being in sales and real estate. Number 1 is location. It is reported saying that the 3 most important things in buying real estate are location, location, and location. Number 2 is the pricing of the home. Was it priced below market value, at market value, or above market value? The odds are it was priced above market value to the point where activity was thwarted. Number 3 is the condition. How did the home show to the potential buyers? Was it staged properly to allow for uncluttered areas of the rooms, touch-ups of new paint, newer upgrades, good lighting or none of these? Was there deferred maintenance on the home? What was the curb appeal like? Was the Landscaping in good order? Did the roof show a need for repair or possible replacement? Number 4 is exposure.

Did the owner try to sell the home on his own as what we call a for sale by owner?  If the owner did try to sell on his own, what methods did he use to promote the property? Did the owner use a realtor? Was the realtor that the seller selected a competent agent? What type of marketing was being done for the property? Was there syndication of the listing placed into the multiple listing service, MLS, and throughout the internet with other real estate sources and venues? What social media is used to show off images and videos? Was a professional photographer and videographer used to maximize the image of the home in photographs to potential buyers on the internet? If a homeowner selects a competent realtor,, they should be able to get their property sold within a respectable period of time. A good or great agent will do the proper homework to establish the best price for the property in the current market situation. Once that’s done they should have a system by which day will promote the property starting on day one and continuing through a specific period of time. During that time they will continue to provide feedback to the homeowner about the activity and response to the home from potential buyers and their Realtors. Communication with the homeowner should be done on at least a weekly basis.

The Realtor should allow for maximum exposure starting with excellent photographs, video, and a virtual tour of the property. Then they will promote the home in their local multiple listing service and syndicate the listing to internet locations and venues. They should also promote the listing on their social media venues such as Facebook, YouTube, Instagram, Twitter, Etc. Photographs should also be placed on Pinterest. An open house or several open houses might be scheduled to allow for people to come in through the property especially if showing the home is a challenge due to timing and or health issues as we recently experienced.
