what’s been going on in real estate here
in parker colorado we’ve obviously have
experienced the shift right interest
rates on new mortgages are hovering
around six percent we’ve seen a decrease
in the number of mortgage applications
almost 20 percent from a year ago we’re
seeing more inventory coming on the
market predominantly because homes are
not selling as fast in fact we’ve seen a
decline in home sales for five straight
months in a row so we’ve got inventory
increasing now we’re at almost a three
month supply that’s nationally
and buyers are holding off trying to see
what’s going to happen with interest
rates or they have just been taken out
of the market
first-time buyers however are
representing about 30 percent of home
sales so the fact that we’ve got a few
more homes on the market now um
more competition for those people trying
to sell
new home starts
have
have slowed uh completion of new homes
has decreased now we’re almost at a
three-year decline in homes of new
construction that should be available so
as i said active listings has actually
increased by 150 percent
from
the same time last year now this is july
2022 when i’m making this video it’s
actually increased 46
from
june
of 2022
the median
sales price
in parker now is
724 000. the medium asking price is just
about 800 000.
so that gives you a little bit of idea
units sold
we are looking at a decrease in 21
here in parker from the same time last
year
and
and the days on the market has increased
somewhat to about 15 days from what
previously had been somewhere around
five or six days so we are seeing a
shift in the market i’ll keep you
updated uh from time to time with what’s
going on here in parker with real estate
