It’s Not Always About The Price.

Did you have your home up for sale and it did not sell.? Did the listing expire? Would you like to know why your home did not sell on the real estate market? Why did your listing expire? Why did no one want to buy your home? There can be several reasons why a home did not sell and it is not always THE PRICE. There are five major reasons that I’ve experienced in my 45 years of being in sales and real estate. 

  • Number 1 is location. It is reported saying that the 3 most important things in buying real estate are location, location, and location. 
  • Number 2 is the pricing of the home. Was it priced below market value, at market value, or above market value? The odds are it was priced above market value to the point where activity was thwarted. 
  • Number 3 is the condition. How did the home show to the potential buyers? Was it staged properly to allow for uncluttered areas of the rooms, touch-ups of new paint, newer upgrades, good lighting or none of these? Was there deferred maintenance on the home? What was the curb appeal like? Was the Landscaping in good order? Did the roof show a need for repair or possible replacement? 
  • Number 4 is exposure. Did the owner try to sell the home on his own as what we call a for sale by owner?
  • Number 5 is terms. We are seeing a shifting real estate market where terms offered by the home seller can create maximum exposure and make a difference in whether a home sells or not. Just as when home buyers offered incentives to homeowners to sweeten their offers such as waiving inspections, paying over the asking price, covering an appraisal gap with cash, and others.
